AI Told Me to Price My Home at $X — Should I Trust It?

You are thinking about selling your home, so you do what most people do first: you check the internet. You pull up Zillow, Redfin, or even ask ChatGPT. Within seconds, you have a number. Maybe it is $475,000. Maybe it is $510,000. Maybe it is $430,000.

And now you have a question: should I actually trust that number?

The short answer is: trust it as a starting point, not as your listing price. Here is why.

HOW AI PRICING WORKS

Automated valuation models use algorithms that analyze public data: recent sales, tax assessments, property characteristics, and market trends. Some of the more sophisticated tools also incorporate listing data, price reductions, and days on market to refine their estimates.

The result is a number based entirely on data that exists in databases. And for many properties, especially in large subdivisions where homes are similar, these estimates can be within a few percentage points of a reasonable market value.

HOW A PROFESSIONAL CMA WORKS

A comparative market analysis done by a local agent starts with the same data but goes much further. We look at recent sales, but we also evaluate the condition, upgrades, and presentation of those comparable properties based on firsthand knowledge, not just what the listing sheet says.

We adjust for differences that databases cannot capture. Did the comparable sale include a $40,000 pool? Was it a distressed sale? Did it sit on the market for six months because of deferred maintenance? Did it sell above asking because of a bidding war?

A CMA also accounts for current competition: what is on the market right now in your neighborhood, how those listings are priced, and how they compare to your home. This competitive context is essential for pricing strategy and is something AI cannot provide with any precision.

THE GAP IN COASTAL MARKETS

In St. Augustine's coastal neighborhoods, the gap between AI pricing and reality tends to be larger than average. Here is why.

Waterfront, water view, and water-adjacent are three very different things, and they carry very different premiums. AI tools often lump them together. A home on the Intracoastal with a dock is a fundamentally different product than a home three streets back, even if the square footage and bedroom count are identical.

Flood zone status, elevation, insurance costs, and roof condition all impact what a buyer will actually pay, and these factors are not consistently reflected in automated valuations.

AI tools that overestimate your home's value can feel good initially. Who does not want to hear their home is worth more? But listing above market value is one of the most damaging mistakes a seller can make.

Overpriced homes sit on the market. The longer they sit, the more buyers assume something is wrong with them. Price reductions signal desperation. And ultimately, many overpriced homes end up selling for less than they would have if they had been priced correctly from the start.

AI tools that underestimate your home's value are a different kind of problem. If you list below market value without a strategic reason, you leave money on the table. In some cases, significantly.
