Meanwhile, homes in more traditional neighborhoods on Anastasia Island and St. Augustine South may sell with less competition but still benefit from steady demand thanks to proximity to beaches and top schools.

Inventory is one of the biggest factors. Areas with low housing supply, especially desirable coastal or historic properties, continue to see more competition. But in parts of the St. Augustine market where more listings are available, sellers may need to be more flexible in pricing and negotiations.
